5 Property Maintenance Checks Every SA Landlord Should Do Annually

1 April 2025  ·  By OnCall Property Care Team

As a South Australian landlord or property manager, scheduling regular maintenance checks is one of the most effective ways to protect your asset and keep tenants satisfied. Here are five key checks you should be doing every year.

1. Electrical Safety Inspection

Electrical faults are one of the leading causes of house fires in Australia. An annual inspection by a licensed electrician can identify ageing wiring, overloaded circuits, and any compliance issues before they become dangerous or costly.

2. Plumbing & Hot Water System Check

Leaking pipes, failing hot water systems and blocked drains can cause significant water damage if left unchecked. A plumber can inspect your hot water system, check for slow leaks under sinks, and assess the condition of taps and fixtures.

3. Roof & Gutter Inspection

South Australian summers bring intense heat and occasional storms. Blocked gutters and damaged roofing can lead to water ingress, mould, and structural damage. Clear and inspect gutters at least once a year, ideally before winter.

4. Flooring & Internal Fixtures

Check flooring for lifting edges, cracked tiles or wear that could present a trip hazard. Inspect door handles, window locks, and cabinetry hinges for wear. Small repairs done early prevent larger costs at end-of-lease.

5. End-of-Lease Make-Good Assessment

Whether a tenant is moving in or out, a thorough condition report and make-good checklist ensures your property is returned to the correct standard. Our team can handle the full scope of make-good works across all trades.
